Property Inventory

Every new tenancy should start with a up-to-date inventory.

Our inventory reports record the condition of the property and items included in a tenancy agreement.  Whether your property is furnished or unfurnished we provide accurate reports which include fixtures, fittings and built-in appliances.  Meter readings are taken and smoke alarms tested. 

Mid-Term Inspection

Our mid-term reports are carried out once a tenancy is underway. The condition of the property is assessed against the original inventory and considerations are taken depending on the length of tenancy and type of occupancy. We will make notes of any changes that have occurred during the tenancy highlighting any responsibilities, urgent maintenance works and meter readings.  

Tenant Check-In

Our check-in service includes meeting the tenant(s) on the day their tenancy starts and conducting a walk-through of the property discussing the inventory, agreeing any additional comments and amending the inventory where required. Locations of meters and smoke alarms are shown  and the keys are released to the tenant(s). The inventory report is signed by the tenant(s) and copies sent to all parties.

Tenant Check-Out

Possibly the most important aspect of a tenancy, our check -out service inspects the property and compares the condition with the original inventory. Appointment's are booked at a time agreed with the tenant .

Any areas identified as major changes, damages, evidence of smoking, sub-letting or criminal activity are included in the report as is general wear and tear, the cleanliness and any items which may be missing compared to the original report.
